Program Basics
eXp Ready is a pay-at-close home preparation program, powered by Notable Finance. Sellers access a line of credit of up to $50,000 to fund pre-listing improvements — staging, painting, repairs, landscaping — and repay only what they spent (plus fixed interest) from their closing proceeds. Nothing is due before the home closes.¹

Why Use It
Because it removes the most common reason a home doesn't get prepped: cost. When a seller can't or won't spend out of pocket on staging, paint, or repairs, you now have an answer that asks nothing of them upfront.¹ It's a competitive advantage at the listing table, the kind of program Compass and other brokerages have offered for years, now in your kit and it costs you nothing to offer. Used well, it helps you win listings you might otherwise have lost and present homes that sell faster and attract stronger offers.²
The research supports it. In the National Association of Realtors' 2025 Profile of Home Staging, nearly half of sellers' agents reported that staging reduced a home's time on the market², nearly 3 in 10 reported staging lifted offers by 1–10%², and 83% of buyers' agents said staging makes it easier for buyers to picture a home as their own. eXp Ready lets your sellers act on that — without the upfront cost being the thing that stops them. Eligibility
• Minimum credit score of 680
• Owner of the property (or able to act on behalf of the owner)
• At least 20% equity in the home (in some cases, at least 10%)
• Signed listing agreement with a real estate agent
• Property list price under $4M

The maximum your client can qualify for is $50,000. Notable determines approval amounts primarily based on the equity in the home — though other creditworthiness factors may be considered that can impact your client's credit limit.
Yes. Notable can work with homes owned by an LLC, Trust, Estate, or under Power of Attorney (POA). Notable may ask for some documents to verify ownership during the application process.
No. At this time, clients may only have one loan from Notable at a time.
The Application
Sellers apply at https://notablehome.com/exp/apply in approximately 5 minutes. The application does not impact their credit score. They can qualify for up to $50K and receive same-day fund access once approved.
No. The application and approval process uses a soft credit inquiry, which does not affect your client's credit score. Drawing funds also does not impact their score.
No. This is a loan — whoever is taking it out must apply themselves. Agents should not apply or sign documents on behalf of clients.
Yes. The program is currently available for agents to use on their own homes.
Yes. Your seller will need to fill out the eXp Ready application using the homeowner's information and check the POA box during the application flow. Notable will request documentation proving this prior to making a lending decision.
Funds & Usage
Virtually anything that helps get the home ready to sell — staging, painting, repairs, landscaping, storage, temporary housing, and more. Unlike competitor programs that restrict sellers to approved vendor networks, eXp Ready lets sellers work with any contractor, stager, or service provider they choose and pay by card, bank transfer, or check.
Funds should not be used for:
• Outstanding tax liens
• Existing secured debt on a property to be listed
• Closing/settlement-related expenses (title insurance, appraisal fees, etc.)
• Other similar obligations
Financials & Repayment
Clients will see:
• Interest from 0.75%/mo (8.99% APR)
• A $499 origination fee³
• No monthly payments — nothing due until closing¹
Most homes sell in about 3 months.⁴ At ~1% monthly interest (12% annually), that's approximately 3% interest paid at closing, only on what was actually spent.
Repayment happens at closing, directly from sale proceeds. Sellers repay only what they actually spent, plus a fixed interest rate. There are no payments required before closing.¹ Loan terms: repayment is triggered at closing, or 12 months after origination, whichever comes first.
No. If they no longer need the funds, they can simply request their loan be closed at no cost.
Your client has 12 months to sell. If it hasn't sold by then, they can request an extension or set up a payment plan. If they choose not to sell, the loan will need to be repaid.
No hard inquiries are performed, so their credit score won't be affected during the application or by drawing funds. Loans are only reported at maturity — if unpaid within 30 days of maturity, it may negatively affect their credit score. eXp Ready loans are personal and unsecured, meaning there is no lien on the property.
Once the closing date is set, log into the portal and add the close date along with your transaction coordinator's information (title, escrow, attorney, etc. as applicable by state). Notable will send you and your client a final payoff statement and, if needed, an escrow demand along with clear repayment instructions.
³ An origination fee of $499 is deducted from available credit upon first draw and is only charged if the borrower draws loan funds.
